What is included in my home design package?

Your final construction-ready design package includes detailed architectural drawings, floor plans, elevations, structural framing plans, roof plans, wall sections, electrical plans, door and window schedules, and square footage breakdowns required for construction.


Are the plans construction-ready and permit-ready?

Yes. Your final design package is construction-ready and suitable for permitting once a civil engineer completes your permit site plan.


Do you design custom homes or only sell pre-designed plans?


We offer both. You can purchase one of our professionally designed home plans or work with us to create a fully custom home designed around your lifestyle, vision, and property.


Will my plans include electrical and lighting layouts?

Yes. Final plans include electrical layouts, lighting plans, and outlet/switch locations.


Are plumbing and HVAC plans included?

No. Plumbing and HVAC/mechanical layouts are typically completed by your builder and their licensed subcontractors.


Is structural engineering included?

Yes. Final plans include structural framing plans, foundation details, and typical wall sections required for construction.


Will my plans be stamped by an architect?

For residential projects in Georgia, an architect’s stamp is generally not required. Requirements may vary by state or municipality.


Will the plans be customized for my lot?

The home design is customized to your vision, but site-specific items such as setbacks, grading, drainage, utilities, septic systems, and permit site plans are completed by a civil engineer or surveyor familiar with your local jurisdiction.


No, but we can provide referrals to trusted civil engineers if needed.

Do you provide civil engineering services?


One preliminary design revision is included. Any revisions requested after the final plans are completed are billed at our current hourly rate.

How many revisions are included?


You’ll receive five printed plan sets and one PDF version of your final plans. CAD/DWG files are available for an additional fee.

What files will I receive?


Civil engineering, permit site plans, plumbing layouts, HVAC/mechanical layouts, and construction services are not included. Your builder will coordinate these items during construction.

What services are not included?


Building requirements vary by city, county, and state. Additional engineering or local modifications may be required to meet your area’s building codes.

Can I use my plans anywhere in the United States?

Project timelines vary depending on the size and complexity of the home. We’ll discuss an estimated timeline during your consultation.
